Los Angeles Property Tax
The tax bill in Los Angeles has two components – a 1% tax that funds general county services and an additional tax that funds various municipal services. Some areas have extra taxes to repay bond measures for local infrastructure.
Under Proposition 13 in California, property taxes in Los Angeles are based on the assessed value of a property at the time it was acquired/purchased.
This means when a property is bought, its taxable value is set to match the acquisition price paid by the new owner.
While properties can receive a maximum 2% assessment increase per year, a resale typically leads Los Angeles County to reassess and reset a property’s taxable value to its newest sale price.
As a result, properties with the same market value may have vastly different property tax bills based on differences in their acquisition costs established by past sales.
Los Angeles Property Tax Law
If property taxes go unpaid in Los Angeles, owners face escalating consequences. Delinquent accounts accrue costly penalties and interest that make catching up on taxes more difficult.
The county can also impose a lien on the property, leading to further legal fees. In worst-case scenarios, Los Angeles County is authorized to auction tax-delinquent properties to recover unpaid dues, which can ultimately result in foreclosure and loss of ownership.
So failure to pay your property taxes in Los Angeles shouldn’t be an option for you if you don’t want to lose your property.
